What is the minimum term a property can be rented for?
An Assured Shorthold Tenancy Agreement has a minimum term of six months.
Are there any administration and referencing charges?
Yes - if you view a property and wish to proceed, a non‑refundable administration fee is payable before we can take a property off the rental market. We use a referencing company to complete a credit search and we also contact your employer. You will be given the relevant forms to complete on your viewing. The referencing process usually takes 5 ‑ 7 days. We can only accept cash or cheques for payment of administration and referencing, please make cheques payable to Michael Graham Surveyors.

Do you require any other forms?
Yes - we require a copy of your passport or drivers licence, a copy of either a P60 or recent payslip and a copy of a utility bill, bank statement or credit card showing your current address. We are happy to copy the originals at one of our offices if this is easier for you. Be advised that we will not be able to proceed with your application until we have received these documents.
How much deposit will be required?
A security deposit equivalent to six weeks rental (i.e. a monthly rent of £525 would require a deposit of £725) is required prior to moving in to the property. Deposits must be paid in the form of either cash or bankers draft and will be returned at the end of the tenancy subject to the property being in a satisfactory condition.
When do I need to pay the first month's rent and deposit?
On the day the tenancy commences you will be required to pay one month's rent plus the deposit in the form of cash or a bankers draft. We cannot accept ordinary cheques, switch cards or credit cards. After this initial payment you will be required to pay your rent by Standing order the standing order will come out of your account three days before the rental payment date, in order to ensure we receive the money on the rent due date.
Can I renew my tenancy after the initial term?
Provided your tenancy has been conducted satisfactorily and the landlord is agreeable your tenancy can be renewed. Please note that renewal of a tenancy carries a fee of £70.50 including VAT.
Pets
Many Landlords have restrictions regarding pets (particularly cats and dogs) and specify that they will not allow them at the property. For this reason it is important that you advise us if you do have pets in order that we may find you a suitable property. Should a Landlord accept a pet that you have then your deposit would be increased by £200 per pet
Smokers
Many landlords have restrictions regarding people who smoke. For this reason it is important that you let us know if any of the prospective tenants are smokers in order that we may find you a suitable property.
Sharers
Some landlords will have a preference for couples or families. If you do want to share a property we may request further details from you regarding ages, occupations, relationship with each other, etc - this can help the landlord to decide if they will accept people sharing the property or not.
What does the rent cover?
In the majority of our rental properties the rental payment is just that - i.e. rent! You will be responsible for all utility bills, council tax and telephone (and your TV licence).
