What is the minimum term a property can be rented for?
An Assured Shorthold Tenancy Agreement has a minimum term of six months.
Are there any administration charges?
Yes - if you view a property and wish to proceed, an administration fee is payable before we can take a property off the rental market. This fee covers our costs for arranging viewings and drawing up the tenancy agreement. Please make cheques payable to Michael Graham Surveyors.
Do you take up references and what do they cost?
Yes - we use a referencing company 'Homelet' to complete a credit search and we also contact your employer. You will be given the relevant forms to complete once you have paid your administration fee. The referencing process usually takes 5 - 7 days.
Do you require any other forms?
Yes - we require a copy of either your passport or drivers licence, a copy of either a P60 or recent payslip and a copy of a utility bill or credit card showing your current address. We are happy to copy the originals at one of our offices if this is easier for you.
How much deposit will be required?
The deposit is equivalent to six weeks rental (i.e. a monthly rent of £525 would require a deposit of £725). This is to ensure that there is money left to cover any damages if a tenant defaults on the last rental payment. Deposits must be paid in the form of either cash or bankers draft and will be returned at the end of the tenancy subject to the property being in a satisfactory condition.
When do I need to pay the first month's rent and deposit?
On the day the tenancy commences you will be required to pay one month’s rent plus the deposit in the form of cash or a bankers draft. We cannot accept ordinary cheques, switch cards or credit cards. After this initial payment you will be required to pay your rent by standing order (the standing order will come out of your account three days before the rental payment date, in order to ensure we receive the money on the due date).
