A member of our lettings team will accompany you on all viewings and once we find the right property for you, will complete all the required paperwork and reference checks on your behalf.

    Trusting your lettings investment to a team of qualified agents takes the stress out of being a landlord. When you choose Michael Graham Lettings you are putting your rental property in the safe hands of a company with over five decades of property market experience.

    Our Lettings team look after individual houses as well as large property portfolios and you can choose the service that best suits your needs:

    Fully Managed Service

    Our full property management service allows landlords to maximise the return on their investment without getting involved in the day-to-day issues that can be frustrating and time consuming to manage. We organise all the compulsory safety checks, renew certificates and act as a main point of contact for the tenant throughout the tenancy, managing any disputes in the unfortunate case that they arise.

    Rent Collection Only

    After finding a suitable tenant for you, our Rent Collection Only service hands the reins of property management over to you whilst we collect the rent on your behalf.

    Tenant Find Only

    With our tenant find only option, we find a suitable tenant and prepare the initial tenancy agreement on your behalf.
    We then hand the management and rent collection over to the landlord.

    Each option comes with our commitment to excellent customer service and tailored advice throughout the tenancy.

    Full Management Fees: 14.4% of monthly rent, per month
    Rent Collection Only Fees: 9.6% of monthly rent, per month
    Tenancy Set Up Fee: £390 per tenancy (for first two tenants)
    Additional Persons: £90 (per tenant/permitted occupier/guarantor)
    Inventory Fee: £135-£300 dependent on size
    Landlord Withdrawal Fee: One week’s rent (prior to start of tenancy)
    One month’s rent (if during a tenancy)
    Serving Notice Fee: £90 per tenancy
    Tenancy Renewal Fee: £180 per tenancy
    HMRC Return [if applicable]: £60 per quarter
    Deposit Registration Fee: £42 where applicable
