Michael Graham's busy lettings and property management department is seeking a permanent Property Manager to join the team.

As a Property Manager, you will be responsible for the day to day management and maintenance of a portfolio of varied properties, ensuring high levels of both landlord and tenant satisfaction.

The successful candidate will manage relationships with landlords and tenants and provide a first class service, ensuring all landlords and tenants are updated at all times and file notes are up to date. They will be able to use our CRM to raise, organise, generate appointments, letters and administrations relevant to property management and maintenance.

This is a full-time job, working Monday to Friday and rotational weekend / holiday cover.

 

Responsibilities include :

- Carrying out thorough property inspections as necessary and send through inspection reports to Landlords.

- Deal with all maintenance issues raised by Landlords and Tenants or found at inspections, inform landlord and obtain approval for the works to be carried out.

- Raise relevant job sheets to contractors and ensure retentions are completed on landlords account and all property notes are kept up to date and keep landlords and tenants informed with regular progress updates.

- Instruct contractors, source quotes and deal with landlords and tenants at all levels.

- Manage and chase all outstanding works orders at least once a week, update all parties as required and ensure all relevant notes are recorded.

- Ensure all keys are signed in and out correctly, keeping the logs up to date and accurate. To include liaising with offices to ensure that the offices keys are up to date and accurately coded.

- Arrange gas safety certificates & EICRs and ensure all properties have an up to date certificate.

- Ensure all properties have a valid EPC of E rating or above.

- Spot check the contractors work.

- Liaise with contractors and meet them on site when required.

- Check and approve any large works on behalf of clients.

- Process all invoices from contractors, ensure they are correct, process on RPS and submit to accounts.

- Regularly check that we hold up to date public liability insurance details for each contractor used.

- Escalate complaints to the Manager when required.

- Undertake any other responsibilities as specifically directed and agreed with your Manager.

 

 

This is an office-based position.

 

Job Types: Full-time, Permanent

Salary: £24,000.00-£26,000.00 per year

Schedule: Monday to Friday plus weekend availability

Supplemental pay types: Bonus scheme

Licence/Certification: ARLA Qualification (preferred)

Driving License (required)
